Martinslow Farm

Martinslow was originally part of a larger estate which was split up creating a parcel of land with a collection of farm buildings but no farmhouse.

Temporary consent was initially given for static caravan, followed three years later by approval for an agricultural worker's dwelling.

The farmhouse madkes use of a redundant stone building.

PPS7 and 106 Agreements

PPS7 is concerned with sustainable development in rural areas and provides guidance to local planning authorities on rural housing.

In general, new housing is not supported. However, in exceptional circumstances, new housing may be permitted for agricultural or forestry workers. The requirements are outlined in Annex A of PPS7. In brief the applicant must:

  • Demonstrate essential functional need
  • Show that the need is full time
  • Provide evidence of financial viability - for three years, at least one in profit
  • Provide evidence that there is no suitable alternative accommodation
  • Show that other planning requirements on design and siting are satistfied

A 106 agreement is a title deed restricting occupancy to agricultural/forestry workers and ensuring that the land and the dwelling are held in common ownership.
